This self-contained apartment at the ground floor by the pool is great for family and friends just visiting. It has a separate access door and windows for all rooms. The kitchen and one of the bedrooms have sea view.
This bright, light and airy lower level has a fully equipped kitchen, 2 bedrooms, a bathroom with bath and shower, a living/dining space, and a storage room.
There is one thing that can be done in case the new owner wishes to connect this level to the main living area (level 1). An internal stairway can be built using the Level 1 cloackroom (toilet) down to Level 0 storage room.

Heating and cooling features
The villa is one of the few ones with both central heating (radiators) and wood burning fireplace. Air conditioning has been installed in all bedrooms.
Water is heated with electricity with 2 separate heating units. One for level 0 and the other for the rest of the villa. You don’t need to run the central heating just for hot water.
Regarding the central heating, the radiators have been installed throughout the house. As it has never been lived in during winter, the owner did not install the central heating boiler. Everything is it in place for the new owner to choose the type of central heating unit he wishes to use, as well as the kind of fuel (diesel, gas, oil). There is space and connections for these to be installed in the pool house.
Location, location, location
Lefkada is … of course… an island. It’s a whole mountain, surrounded by the sea on all sides.
The island comes with numerous evergreen hillsides and mighty mountains, plain areas and of course… an impressive number of marvellous beaches.
Nikiana is on the East Coast, between Lefkada Town and Nidri.
As you probably know by now, you don’t need a ferry to arrive in Lefakda. You cross the floating bridge, pay nothing, and immediately arrive to the capital of the island, named simply – Lefkada Town.
Drive along on the road with the sea and sailboats on your left, and continue along the main road of the East Coast of Lefkada for about 15 minutes.
And there you are, home, in Nikiana.
A well loved summer destination, as it is very close to the tourist attractions on the East Coast, and many houses around offer a magnificent sea view. Although It is a few minutes drive to Nidri, it is less crowded and more tranquil, but still has the infrastructure for people to live here all year round.
The micro-climate of Nikiana is convenient for all seasons.
There is a lovely breeze in summer that makes hot days breathable. Because the close proximity of the villa to the mountain behind, the inside of the house stays very cool in the summer. Evenings are especially pleasant, as the sun goes down on the West hills and mountains, leaving a few extra hours of natural coolness during hot summer days, to spend on the terraces or by the pool.
During winter, there are sufficient hours of sun to make it feel like your second home in a Mediterranean country.
There are not so many foreign visitors during winter, but you can still meet plenty of friendly locals and ex-pats going out and about for coffees or groceries.
There are quite a few shops, take-aways and coffee-bars that stay open all year long. And of course there’s Nidri with larger supermarkets, coffee-bars & taverns. Lefkada Town is a completely different story. It is the one place that stays 100% active all-year long. So, everything you cannot find in Nikiana or Nidri, go North to Lefkas Town.

The story of this home
The owner has a lifetime experience in building houses. She had already built 7 houses in the UK by the time she decided she would like one in Lefakda.
Here’s the story of this one.
Back in 1998, the owner was asked to help a relative, who loved sailing around Lefkada, to buy a ready made house on the island.
After seeing lots of properties without potential suitable for her relative, she suggested the best idea would be to buy a plot of land and build a house from scratch.
Having been through this project, she realised perhaps this might be an idea for herself.
One day, she coincidentally met an architect originally from Lefkada, in a coffee shop in Athens. As conversations are easily started with complete strangers in Greece, he said he knew of a plot in Nikiana, Lefkada that would be appropriate for her needs.
She saw it, she loved it, she bought it.
So she started the designing and planning the construction for 2 mirror imaged villas. The whole project was completed in 2013.
The owner’s family always love coming here and escape from the stressful city life in England.

Why this plot? Why Nikiana?
I asked this of the owner. Here’s what she told me:
“Because… ‘Poli orea thea’ – Greek words meaning the most wonderful view, describes the immediate sentiment I felt the moment I arrived at the plot of land where Villa Poseidon is situated now. And no one can ever take that view away, because it would be impossible for any tall buildings to be constructed in front.
It is a few minute walk to this lovely little beach (Zorba’s Beach) with clean shallow sea and a perfect taverna right on the beach. I liked that Nikiana is a village, but has all the facilities of a small town: a few good bakeries, a variety of good tavernas and bars, a good butchery, a DIY shop, pharmacy and this popular beach bar and club called NV. In addition ‘Mynas’ – the famous fish and sea food taverna is just a stroll away from the villa.
And also that it’s a good place to live in all year. Several supermarkets are open all year long. Nikiana harbour has lovely seafood restaurants and it’s also a good place for renting boats to go out for the day.
The plot is elevated way above the main road, so despite the close proximity, you never hear any traffic noise.”

What makes Lefkada island special?
Lefkada Island is a lively and thriving island and it is particularly known as a paradise for numerous activities such as sailing, windsurfing, kayaking, kitesurfing and paragliding.

How is the weather in Lefkada?
Most of us know Greece in summer. Summers in Lefkada are hot in some days. But not as hot as you might think. There are several types of winds around that take make this island blessed during the hottest months (July & August).
That’s why Lefkada is a magnet for sailors in the Ionian Sea. Summers in Lefkada are surprisingly pleasant.
We could say the best time to be in Lefkada is from April to end of June and September to late November. Spending time outdoors during this period in this place in the sun is a bliss.
Depending on where you’re from and what temperatures you are used to, swimming in the sea can start somewhere in April-May and can last till late November.
Winters are mild with some rainy days, as well as a lot of sunny days. Lefkada temperatures during winters are somewhere between 10 to 20 degrees C during daytime. In the sun, add another 7 degrees C or so.
Nighttime temperatures in Lefkas rarely drop below 5 degrees C during winter. It almost never freezes or snows. Sometimes, you’ll see a funny looking white decor on the top of the highest mountains in Lefkada.
Lefkada is also known as the Evergreen Island. Nature here is so abundant, so green, so much in bloom… that it can be overwhelming. Spring is when Lefkada looks and feels at its best. All sorts of flowers pop out each day and the whole nature goes wild (pro-tip: try visiting in May). Lefkada is still then not touched by massive tourism, so you can still actually see and feel the amazingly wild nature.
